Down Payment Assistance

The Genesee County Metropolitan Planning Commission (GCMPC) is pleased to provide up to $10,000 to homebuyers to purchase their first home.

The availability of $100,000 of funding is through the GCMPC Down Payment Assistance Program which receives HOME Investment Partnership funding from the US Department of Housing and Urban Development.

The Genesee County Down Payment Assistance Program aligns with Genesee County’s priorities of Community Growth and Healthy, Livable & Safe Communities. The program ensures that prospective homeowners are equipped to enter homeownership, paving the way for a brighter future.

The funds will be provided as a loan with no interest. The loan will be forgiven if the homeowner remains in the home for 5 years. To ensure repayment, if necessary, a Mortgage and Promissory Note will be recorded.

You may be eligible for HOME funds if you:

  • You are a first-time homebuyer
  • Qualify for a mortgage through a Genesee County approved lending institution
  • Make no more than 80% of median Income, adjusted for household size
  • Have zero interest in any other properties
  • Assets are limited to no more than $30,000
  • Properties must be located within Genesee County, outside of the Cities of Flint and Clio, and the Villages of Otter Lake and Lennon.

The Genesee County Down Payment Assistance Program works in collaboration with participating financial institutions to provide down payment and closing cost assistance to eligible low and moderate income home buyers in Genesee County.
